FHA rates are not set by the Federal Housing Administration (FHA) and vary among mortgage lenders, banks, and mortgage brokers approved to originate FHA insured mortgage loans. FHA was established in 1939 to help lower and moderate income families afford housing with lower down payments, and longer loan terms.
Credit requirements for FHA mortgage loans are more lenient than those of conventional financing offered by Fannie Mae and Freddie Mac. FHA does not have a minimum credit score, however most lenders and banks will require a minimum credit score of 620 – 640 in order to provide an FHA mortgage loan.
FHA loans only requires a 3.5% down payment amount when purchasing a home. This is up from the 3% required a few years ago but is still lower than the 5% required by Fannie Mae under conventional financing. FHA mortgage loans also allow the entire down payment amount to be a gift from a relative, and will allow the seller to pay 6% of the sales price towards closing costs and pre-paid items.
The lower fha down payment requirements, and higher maximum seller allowed contributions have helped millions of home buyers with little to no money who have good credit and pay their rent on time. It has become harder to qualify for fha mortgage loans but not as difficult as Fannie Mae loans for lower to middle range credit score borrowers.
